Office Building / Niš

Historically viewed, office buildings had one goal: to be built and run as cost-effectively as possible. While value remains important, users and investors have begun to demand flexible office buildings that address a wider range of performance drivers. The entire building, and even the surrounding neighborhood and facilities, are considered part of the workplace. As settings become more diverse, design flexibility becomes imperative, so jobs can be developed as much as possible.

This project began by establishing a relationship with the city through simple forms due to the specific architectural context of the site. The main entrance to the newly designed building is on the southeast side. On the ground floor, next to the main entrance, there is a hall with a staircase and common rooms, from where an office space extends occupying the largest area. Floors are typical, with the same but also flexible functional units that can be subject to change corresponding to the needs of users.

Sensitivity and freshness of space in pure simplicity that avoids conflict with the environment can bring excitement, expectation, and empathy to people. In addition, the white mass gives the feeling of invisible light that changes depending on the weather and the environment. The openings and curtains on the facade are formed to correspond to the given function and orientation of the building itself. The ideal white cube is broken by subtle cuts on the facade, thus creating dynamics invisible at first glance.
