The project includes a comprehensive renovation and energy rehabilitation of the Su+P+4 storey business building in Zahumska Street, the former headquarters of “Centroprojekt”. On a total gross area of 3,327 m², the primary constructive matrix has been retained, while the interior has been radically transformed into a contemporary open spaceworking environment. The functional reorganization ensures the fluidity of movement through the central hall with reception, while the upper floors are optimized for administrative activities with accompanying meeting rooms and relaxation areas. A special focus was placed on solving stationary traffic in the inner courtyard, where 11 parking spaces were provided through a system of two-story platforms, with full access control through an automated passage.

Concept

The conceptual approach rests on the dialogue between the strict geometry of the 50s and modern high-performance materials. The visual identity of the building has been redefined through contrasting materialization: the street front is characterized by a ventilated facade made of fiber-cement panels and facade bricks, while bronze and copper accents on the portals and canopies bring a note of timeless elegance. The aesthetics of “industrial chic” also permeated the interior, where the bare concrete structure of the ceiling painted black contrasts with the precision of the glass partitions and installation floors. The energy balance was drastically improved by the installation of aluminum joinery with triple glazing and thermal insulation made of stone wool with a thickness of 15 cm, which translated the building to a higher energy level.

Zahumska 26 represents a successful model of adaptation, which with precision in details and materialization, transforms an outdated administrative building into a technologically advanced and aesthetically prominent office space.
